1. The website www.dubai-p.com (hereinafter: the “ Site “) is operated by Skylush Property [name of legal entity and C.P., if any] (hereinafter: the “ Company ” or “ Site Management “), which is the owner and operator of the Site.

Skylush Property has been operating since 2006 in the field of real estate marketing and real estate investments in the United Arab Emirates – in Dubai, Abu Dhabi and Ras Al Khaimah – as well as in selected projects in other countries, including Azerbaijan. The company assists investors in selecting properties, in the financial aspects and coordinating the legal aspects of the transaction, and organizes purchasing groups.
3. The purpose of the site is to present to users (hereinafter: “ the users “) the projects that the company markets, information about investing in the Emirates and the possibility of joining purchasing groups, as well as to allow them to leave details to receive offers and additional information (hereinafter: “ the services “).
4. This policy is an integral part of the Terms of Use of the website. It explains what information is collected about users, how it is used, to whom it may be transferred, and what rights users have.
5. The Company may update this policy from time to time in accordance with technological, business or legal changes. The updated version will be published on this page, and the date of the update will appear at the top.

C. Providing information on the site and how it is used

1. The site has forms for contacting you and receiving a “special offer,” in which you will be asked to provide details such as your name, phone number, and email address, and to mark projects that interest you. You are not required by law to provide this information, but without the details we will not be able to get back to you.

Mailings and marketing inquiries: Subject to your consent, the Company may send you from time to time, by email, SMS messages, WhatsApp or telephone, information about new projects, investment opportunities, events and market updates. You can revoke this consent at any time – via the removal link in the message, in a return message or by contacting us using the contact information in Section J. Removal will be carried out within a maximum of 3 business days.
2. WhatsApp: If you choose to contact us on WhatsApp or join the company’s WhatsApp group, your phone number, name, and profile picture may be visible to us and the group – including to other group members. Use of WhatsApp is also subject to the WhatsApp/Meta Privacy Policy. You can leave the group at any time.
3. Information you provide about yourself in conversations with company representatives – for example, budget, investment goals, and financing methods – will be used only for the purpose of adjusting the service and providing support, and will be kept confidential.

D. Cookies

1. The site uses cookies – small text files that the browser stores on your device – for its proper operation, analysis of usage data, security, and advertising customization.
2. Cookies may store information such as the pages you visited, the length of time you stayed on the site, the source you came from, and your language preference. Some are deleted when you close your browser, and some are retained for a longer period.

E. Third-party analytics and advertising tools

1. Meta Pixel (Facebook/Instagram): The Site uses the Meta pixel to measure campaign effectiveness, understand how users reach the Site, and display tailored advertisements on Meta networks (“remarketing”). 3. Information collected through these tools is transferred to the providers’ servers, possibly outside of Israel, and is also subject to their privacy policies. We receive from them primarily aggregated data that does not personally identify you.

F. Transfer of information to third parties

The company will not sell your personal information or transfer it to others, except in the following cases:

• For the purpose of providing the service: If you are interested in a particular project, your details may be transferred to the project developer, a licensed real estate agency, a lawyer, a financial advisor or another professional in the UAE or in the country where the property is located, to the extent necessary to process your inquiry or transaction;
• To company service providers , such as website hosting, customer management systems (CRM), mailing, and cloud services, who act on our behalf and are obligated to maintain confidentiality;
• With your consent or request;
• If required by law, a judicial order or a request from a competent authority;
• As part of a dispute or legal proceeding between you and the Company;
• If it is necessary, in the Company’s discretion, to prevent serious harm to body or property;
• In the event of a merger, sale or transfer of the company’s activities to another entity, provided that the transferred entity assumes the provisions of this policy.

The Company may transfer aggregate statistical information that does not personally identify you to others.

Transferring information outside of Israel: Since the services concern assets in the United Arab Emirates and other countries, and since some of the service providers operate abroad, information may be transferred and stored outside of Israel. By providing your details, you consent to this. The Company will act to ensure that such transfer is made in accordance with the provisions of the law.

G. Information security

1. The company takes standard technological and organizational security measures to protect information from unauthorized access, use or disclosure, including encrypting communication between the browser and the website (SSL) and restricting access to information to authorized parties only.
2. However, no system is completely immune. In cases beyond the Company’s control, including force majeure or unauthorized intrusion, the Company cannot guarantee absolute protection, and will not be liable for any damage caused as a result, to the extent permitted by law.
